BOARD UPDATE
Construction Defect Litigation:
On Monday, July 21st, Joe Kaneda from Fenton Grant Kaneda & Litt, LLP, along with experts in construction defects, met with the owners in the Social Lounge and via Zoom to discuss Savina’s construction defect claim. Mr. Kaneda will be returning to our upcoming Wednesday, August 13th Open Session Board Meeting. If you missed the original meeting or still have questions, Mr. Kaneda will be happy to answer. Also, don’t hesitate to reach out to the firm at savina@fentongrant.com. Also, all owners should have received a link to the owner’s portal where all documents will be posted. If you didn’t receive a sharing invitation from Fenton Grant’s AJ Fernandes, please contact savina@fentongrant.com to make sure you have access to this valuable resource. Just a heads up, the link was sent to the email address on file with Management.
Palm Replacement Project Update:
Members of the Landscape Committee, Management, and the Board have met with vendors who responded to an RFP to replace the trees that had to be removed early this year. The goal is to have new trees planted between October and November (the ideal planting time for trees in our climate). The goal is to have responses from all interested vendors vetted and evaluated for the August 13th Open Session Board Meeting.
Additionally, the remaining palm trees were treated on July 25th for pink rot. The treatment unfortunately closed the pool and BBQ deck for several hours. We anticipate that future, semi-annual, treatments will be needed to treat the soil to ensure our palm trees remain healthy and disease-free.
Pool Furniture Update:
This week, members of the Board and management met again with a local designer recommended by the Design Research Center who came out and measured key areas on the pool and BBQ deck, as well as the Fitness Center balcony. In addition, RH Contract (Restoration Hardware) reached out to confirm final details. Once the Amenities Committee reviews the designs, the Board will make them available to the owners. Stay tuned for a full update at our August 13th Open Session Board Meeting.
Fitness Center Cardio Equipment Refresh:
As our Fitness Center’s cardio equipment has been experiencing an increase in breakdowns and encountering issues with discontinued components (Technogym no longer manufactures any of our fitness equipment), the Board has been diligently evaluating the four leading players in the luxury fitness market: Technogym, Precor, Life Fitness, and Matrix. To gain firsthand insights, the Board visited the Gaylord Pacific Resort to assess the Matrix Onyx line, Gold’s Gym – Beverly Center to review the Life Fitness Symbio line, the Toll Brothers’ Lindley Apartments to examine Technogym’s latest offerings, and finally, The Irvine Companies’ 101 W Broadway building to review Precor’s 800 line. The Board has now received the final proposals from each vendor (including discounts and trade-in values). Additionally, the Board is finalizing a tool to gather owners’ opinions and feedback on the various offerings. We eagerly anticipate a comprehensive update during our August 13th Open Session Board Meeting.
Building Walkthrough:
Last week, members of the Board conducted a thorough inspection of the building, identifying various deficiencies, wear and tear, and damage. The Board will collaborate with Management to address and rectify all these issues promptly. In the future, Management will accompany members of the Board on a monthly inspection walkthrough of the building.

VOTING METHOD FOR UPCOMING DECEMBER ELECTION
By now, every owner should have received a notice from Ballot Box regarding how they intend to vote in the upcoming December election.
While we encourage everyone to use the electronic ballot option for convenience and efficiency, we understand that some owners may prefer a paper ballot instead.
Once you’ve made your decision, please email Jabbear Swinton at jswinton@actionlife.com so we can ensure the system is updated accordingly. Thank you for your participation!
EMERGENCY PREPAREDNESS REMINDER
The recent tsunami warning served as an important reminder for all of us to ask: Are you personally prepared for an emergency?
Whether it’s an earthquake, tsunami, or an extended power outage, being prepared can make a big difference.
Simple steps—like keeping flashlights, a first aid kit, and a battery or solar-powered radio on hand—can go a long way in ensuring your safety and peace of mind.
There’s a saying: “If you stay ready, you don’t have to get ready.”
That’s especially true when it comes to emergencies.
Please take a few moments to review the Emergency Preparedness Plan that was
sent out Tuesday night and is also available anytime in the Resident Portal.
Your safety starts with preparation.
