SAFETY COMMITTEE SURVEY

A recent incident occurred in which a confused resident unintentionally knocked on multiple doors and gained access to units without being invited in.

While no harm was intended, this has understandably raised some safety concerns. The Safety Committee has discussed this matter and would like to gather community feedback on the idea of limiting resident fob access to only their own floor and common amenity areas.

A survey will be sent out shortly to collect your thoughts and comments on this potential change. In the meantime, for your safety, we kindly ask that you keep your doors locked and exercise caution when responding to a knock or doorbell. Please make sure you recognize and acknowledge who is at your door before opening it.

Resident Safety Access Survey:

NOTES FROM THE BOARD 

  1. Palm Tree Replacement Project: The Board voted to replace the dead palm trees with three windmill fan palms behind the cabanas and two arbutus standards between the fire pit and the table tennis table.
  2. AB 130 Change to Association Fine Schedules: Due to law changes, the Association must update the fine schedule. A new schedule will be sent to owners for a 28-day review.
  3. Pool/BBQ Area Furniture Designs: The Board sent designs to the Amenities Committee from Cultura (re-design), an independent designer, and RH Contract (Restoration Hardware). Management met with the Committee on Thursday, August 7, 2025, and the Committee made recommendations for an alternative presentation from RH Contract. The Board awaits RH Contract’s modifications before sending the designs to owners for review before the September Open Session Meeting.
  4. Monthly Building Walk: The Board will conduct monthly building walks to identify deficiencies, separate from Management’s weekly walks.
  5. Owner Vote Reduction: The Board is considering reducing the quorum for CC&R changes and will continue discussion with the association’s counsel to weigh pros and cons.
  6. Cardio Equipment Refresh: The cardio equipment has numerous issues and is showing its age through multiple mechanical and other age-related defects. The Board is reviewing quotes to replace the cardio equipment (treadmills, stepper, ellipticals, cross trainers, and Espresso bikes). The Board will hold two workshops: one for the Board members and one with the Amenities Committee. These workshops will investigate the equipment, dealers, maintenance plans, and culminate in brief Zoom interviews with each dealer. The Board will also explore lease vs. purchase options and review financial pathways for each quote.
  7. Joe Kaneda of Fenton Grant Kaneda & Litt: CD Counsel was present to provide updates regarding construction defect litigation to the membership. This will be posted in the portal and emailed to owners. If owners have questions, please email them to savina@fentongrant.com.
  8. Open Session Comments: Please be considerate of your neighbors. In particular, if you have a loud car, please avoid making excessively noisy entrances or exits in the garage or directly in front of the building.

 

CALL FOR VOLUNTEERS: 35th ANNUAL OPERATION CLEAN SWEEP ON SAN DIEGO BAY

The event removes trash and debris from the bay and surrounding waterfront. Volunteer divers, boaters, and walkers are needed. Volunteers on August 23 will receive a free t-shirt and an after party hosted by the San Diego Working Waterfront at Shelter Island Shoreline Park.

Wi-Fi ISSUES

There is currently some technical difficulties with the building’s wi-fi.  The Association’s AV team is actively working to identify the cause and implement a solution.

LOUD CARS ENTERING/EXITING GARAGE

We understand that some vehicles run louder than others. However, it is kindly requested that residents with louder cars avoid making excessively noisy entrances or exits in the garage or directly in front of the building, especially during early morning or late evening hours. Your consideration helps keep our community peaceful for everyone.

 

PROPER DISPOSAL OF CAT LITTER

For the cleanliness and safety of our building, please do not dispose of cat litter in the trash chutes. Instead, securely bag the litter and take it down to P1 for proper disposal in the designated dumpster.
